Areas We Serve Around Champaign

Urbana is the Champaign County seat and the home of the original University of Illinois campus, which means its housing runs from pre-war single-family homes on the east side to blocks of converted student rentals and small apartment buildings close to the Quad. Most of that stock has basements or partial basements poured long before anyone sealed a foundation with soil gas in mind, and the August lease turnover gives landlords a natural, and often ignored, window to test.

Savoy sits immediately south of Champaign along US 45 and around the University of Illinois Willard Airport, and most of its housing went up in subdivisions built on former farm ground within the last few decades. That means slab-on-grade homes, newer basements, and a large number of houses built with passive radon piping already in the walls, which almost nobody has tested to find out whether the passive design was actually enough.

Mahomet sits along the Sangamon River west of Champaign, next to Lake of the Woods, and has grown steadily as families trade the twenty-minute I-74 commute for the school district and the space. The result is a village with brand new subdivisions on one side, older river-adjacent homes on the other, and a ring of acreage properties outside the village limits drawing water from private wells over the Mahomet aquifer.

Rantoul grew up around Chanute Air Force Base, and the base closing in the early 1990s left the village with a housing inventory unlike anywhere else in the county: large blocks of former military family housing converted to civilian rentals and sale properties, mid-century single-family homes, and newer construction filled in since. Foundation types change block to block, which is exactly why a single assumption about Rantoul housing does not hold.

St. Joseph sits east of Urbana along US 150 and I-74, a small village surrounded by row-crop farm ground on flat glacial till laced with agricultural drain tile. The housing runs from older homes and farmhouses near the village center, many with crawlspaces or shallow basements, out to newer subdivision lots at the edges, and a good number of the properties outside the village boundary are on private wells.

Tolono sits south of Champaign where old Route 45 crosses the rail lines that gave the village its start, and its housing reflects that long history: an older core of homes near the tracks and the business district, mid-century ranches on the streets around it, and newer lots at the edges. Older homes here often mean older basements, open sump pits, and, in a fair number of cases, radon systems installed years ago that nobody has looked at since.

Monticello is the Piatt County seat, set on the Sangamon River southwest of Champaign near Allerton Park, with a historic residential core around the courthouse square and newer development on the edges. Many of the older homes have block or stone-era basements poured long before radon was a construction consideration, while the surrounding countryside is acreage and farm properties on private wells.
